One of the strengths that LV Collective prides itself on is the ability to bring a space to life. Looking at every opportunity with an open mind, LV saw the potential at 707 W 10th Street, then took the initiative to activate it.
Built in 1901, this single-family property in downtown Austin, Texas was being used as a law office, blending in with the numerous residential-turned-commercial spaces along this area of West Avenue. LV jumped at the chance to renovate this historic home, confident that the team would rejuvenate its dated finishes while maintaining the building’s undeniable warmth and charm.
LV rethought the design of the home, preserving the original structure but adding a modern, eclectic twist. Now, this 20th-century structure carries a lively energy, inviting many more than before to enjoy it and activate it.

Before and After: LV Collective’s Transformation of 707 W 10th Street
LV saw that with a little TLC, the exterior of this home would be eye-catching. By adding a fresh coat of paint, swapping out the fixtures and reworking the landscaping, the front of the building facing W 10th Street became fresh and contemporary. Additionally, by knocking out the wall and hedge that obstructed the front door, visitors now have a clear, clean-cut path that welcomes them inside.
The fireplace lounge inside 707 W 10th had unbelievable untapped potential, the perfect canvas for LV to work its magic. We swapped the exposed brick for plaster and refinished the wood paneling with deep blue paint. By adding a mix of seating, plants, and wall decor, LV achieved a homey, maximalist look.
The vibrant interiors continue throughout the home, sustaining a cohesive look while differentiating each room. The dark color scheme brings layers of mystery and warmth to every corner, while pops of color and greenery ensure that the space feels buzzing and alive.
LV removed some of the home’s built-ins to maximize the square footage of each room. The finished product of this room exudes an intimate vibe, using the fireplace as a centerpiece and inviting small groups to gather throughout the various pairs of seating.
The LV Studio Team chose to contrast the large, bright windows with a dark, moody color palette. The variation of patterns and textures add visual interest, mixing plants, whimsical chandeliers and floral wallpaper with darker-colored seating, paint, and drapes.
