Turning Scrolls to Signed Leases: How Rambler Columbus’s Mobile Strategy Delivered 100% Occupancy

Great mobile marketing does not end at the click. It ends at the lease.

Impressions are easy. Engagement is expected. True performance is measured by signed contracts and occupancy.

Rambler Columbus was built and marketed with that standard in mind. The objective was not simply to introduce a new development, but to convert mobile attention into commitment by removing friction from the leasing journey.

The result? 100% occupancy in year one, with most leases secured before even taking a leasing tour.

At the 2026 Innovator Awards, InterFace Student Housing Conference, Rambler Columbus took home the award for Best Mobile Marketing.

So how did Rambler Columbus turn mobile engagement into signed leases at scale?

The Promise

Rambler paired an elevated amenity offering with a brand and design language rooted in Columbus’ industrial history and academic character. While the project reset expectations for quality at Ohio State, its aesthetic felt mature and familiar, as though it had always belonged in the market.

Mobile was the primary vehicle for introducing and reinforcing that identity.

Early Awareness and Engagement

Social media served as the primary channel for building awareness, credibility and demand long before any in-person interaction.

The program was guided by three goals: reach the target audience, build trust and make the project feel real.

Rambler focused on building a meaningful audience. As Instagram shifted away from prioritizing followers, the strategy evolved to maintain reach and discovery.

Building Trust Through The Best Four

Rambler Columbus built credibility through education, using its student-driven podcast, The Best Four, to address the real questions students had about housing and campus life.

The podcast featured candid conversations with students and campus leaders discussing real housing experiences across dorms, Greek housing and off-campus apartments.

Topics extended beyond amenities and pricing to roommate dynamics, budgeting realities, neighborhood insights and the practical factors that influence housing decisions at Ohio State.

The Best Four positioned Rambler not as a seller of housing, but as a curator of insight within the Ohio State housing conversation.

Making the Project Feel Real

Leasing a new development introduces hesitation. Rambler relied on mobile content to replace uncertainty with transparency.

Real-time construction updates, unit walkthroughs and behind-the-scenes content allowed students to follow the project’s progress and visualize their future home.

Students were not asked to imagine what Rambler would be. They watched it take shape.

Influencing the Influencers

Through a curated Brand Ambassador program, Rambler recruited students who were natural decision-makers and connectors within their social circles. Ambassadors were not simply referral sources. They were active participants in the brand story, sharing authentic content across their personal social platforms and engaging their networks through mobile-first communication.

This early traction established social proof, created urgency and positioned Rambler as a must-consider option prior to leasing.

Measurable Results

The impact of the mobile marketing campaign was measurable, not only in reach but in leasing performance.

By building trust and familiarity early, social media shortened decision-making and increased lease-up efficiency. Most leases were signed without an official tour. By the time students engaged with leasing, their decision was largely made. Mobile content had provided the confidence traditionally achieved through in-person visits.

The broader performance reflected that shift:

  • 100% occupied for the 2025–2026 academic year, outperforming pro forma
  • 100% pre-leased for 2026–2027 by December 2025
  • Over 40% renewal rate
  • Pro forma year-over-year rent growth

When Mobile Delivers

The answer was clear. When trust is built early and reinforced consistently through mobile, students do not need convincing in person.

Rambler Columbus demonstrates that effective mobile marketing is not defined by impressions or engagement alone. Those metrics matter, but only if they translate into measurable action.

At Rambler Columbus, they did.

Mobile attention became commitment. Engagement became signed contracts.

Great mobile marketing does not end at the click. It ends at the lease.
