GAINESVILLE, Fla. — Oct. 5, 2026 — LV Collective, an award-winning multifamily and student housing owner and operator, and Peninsula Investments announced Rambler Gainesville, a new student housing community in Gainesville, Florida, with plans to deliver in 2028.
Rambler Gainesville is located at 420 SW Eighth St. near the University of Florida. The seven-story mid-rise development will include 240 units and 659 beds across 423,060 square feet. The property unit mix is designed to serve a range of student preferences, consisting of studio, one-, two-, three-, four- and five-bedroom units.
The new Gainesville development marks LV Collective’s second project near the University of Florida, building on the success of Sweetwater, which delivered in 2023 and has since maintained strong leasing demand and stabilized occupancy.

Residents will have access to a curated mix of amenities designed to support academic success, wellness and social connection. Planned amenities include Daydreamer Coffee, a ground-floor coffee shop that will serve as the brand’s second Gainesville location, along with a rooftop pool, study lounge and pet spa. Wellness-focused amenities will include a fitness center, yoga studio, sauna and cold plunge.
Sitework on Rambler Gainesville began in April, and the project is scheduled to open in fall 2028 in time for the 2028-29 academic year.
Pacific Life is providing construction financing for the project. Juneau Construction Company is serving as the general contractor and Krywicki Interior Design is partnering on the interior design.
