Site Plan Accepted for LV Collective Development Adjacent to the University of Maryland

College Park, MD, February 15, 2024— LV Collective, an award-winning multifamily and student-oriented housing developer, announced it has received formal site plan acceptance on a development located at 8133 Baltimore Ave, adjacent to the University of Maryland’s campus. The mixed-use project will include a mid-rise multifamily, student-oriented building with 299 units, 13,000 square feet of retail space and a community center designed to meet the needs of the Lakeland community. The project is scheduled to deliver in Fall 2027.

“With each development, we look for creative ways to collaborate with the community, embracing its history and honoring its character and culture. We have worked closely with the city of College Park and the Lakeland Community to create this development that will bring value and vibrancy to this neighborhood and honor its identity,” said Sr. Development Manager at LV Collective, Andreé Sahakian.

In addition to a significant retail presence and community center, the development will consist of seven floors of residential units, including a ground-level coffee shop and a second-floor co-working mezzanine.

Community Collaboration

LV Collective has worked closely with the Lakeland Civic Association and the Lakeland Community Heritage Project to plan and program a community center located within the development. The program includes a library and archive to preserve and share the history of Lakeland as well as a large flex-space to be used for functions such as presentations, art galleries, and gatherings.

“LV Collective has been proactive from the beginning about including us in discussions and plans for this new development,” said President of Lakeland Civic Association, Robert Thurston. “We’re excited to see this project come together and the ways it will benefit our city and community.”

“We are thrilled to see the fruition of our shared vision for a dynamic community space that reflects the values and needs of the community,” said Maxine Gross, Chair of the Lakeland Community Heritage Project. “The collaboration with LV Collective has been exemplary, demonstrating a genuine dedication to understanding and meeting our needs.”

“New housing and commercial development have been a priority for the city for over a decade,” said Director of Economic Development for the City of College Park, Michael Williams. “LV’s impressive student housing portfolio, their genuine desire to provide needed gathering space for the Lakeland community and their investment which will stimulate hiring and foster additional economic activity, made them a natural fit for this project and we’re looking forward to working with them.”

Retail Shopping & Restaurants

LV Collective worked individually with previous Campus Village Shoppes tenants to provide financial assistance for relocation or lease renewals and is thrilled to welcome back four businesses – Taqueria Habanero, Hanmi Sushi, Mr. Fries and the UPS Store – to the new development. LV is continuing to work with other tenants that will benefit this community and College Park for years to come.

This is LV Collective’s first development in Maryland and adds to the company’s growing roster of design-forward multifamily and student-oriented buildings across the country. Most recently, LV Collective started construction on a student-oriented development in Atlanta, which will serve students at Georgia Tech. LV Collective also has plans for student-oriented projects serving University of Georgia, University of Michigan, Arizona State, Purdue University and Ohio State University.

LV Collective will collaborate with WDG Architecture to design and execute the development. Local project partners include Bohler Engineering, John Moriarty & Associates, and US-EcoLogic.
