The Project
Rambler Ann Arbor is a 17-story, high-rise, student-oriented residential development located in Ann Arbor, Michigan, directly serving the University of Michigan. Positioned at the corner of Church Street and Willard Street, directly across from East Quad and near the Ross School of Business and the University of Michigan Law School, the project is designed to support the academic, social and wellness-driven lifestyle of UM students. Rambler Ann Arbor will feature 273 units totaling 1,009 beds, with unit types ranging from studios to six-bedroom layouts.
Its central location places residents within walking distance of Hill Street, South University, and East University, reinforcing daily connectivity to campus and the surrounding student environment. In addition to its prime campus adjacency, Rambler Ann Arbor reflects a broader commitment to responsible development. The project will pursue LEED Gold Certification and includes a $7.25 million contribution to the City of Ann Arbor’s affordable housing fund, aligning sustainability goals with long-term community investment.

With handcrafted drinks and pastries just steps away, the lobby becomes part of residents’ daily rhythm rather than a space to simply pass through.
Study and coworking areas are distributed across the lower levels, offering variety without fragmentation. A study mezzanine overlooks the activity below, while an additional floor dedicated to studying and collaboration includes private rooms, conference spaces and open lounge seating. Together, these environments accommodate focused work, group projects and everything in between, allowing students to choose how and where they work without leaving the building.
Wellness spaces are located higher in the building, creating a natural separation between productivity and recovery. A state-of-the-art fitness center, yoga room, red light sauna and cold plunge amenities support both daily routines and intentional reset moments. Outdoor amenity areas extend this experience with a rooftop pool and hot tub, grilling spaces and a jumbotron that turns game days into shared experiences rooted in University of Michigan tradition.
