The Project

The Jay is a 7-story, mid-rise, student-oriented development located in the heart of College Station, Texas, directly serving Texas A&M University. Situated at 313 College Ave, the project is designed to support the academic, social, and wellness-driven lifestyle of A&M students, offering an intentional balance between focus and connection. The project will feature 316 units and 953 beds, with unit types ranging from studio through six-bedroom options.

The building’s primary entrance faces east toward the university, complementing its relationship to campus life and daily student movement. At the ground level, The Jay integrates two retail spaces, activating the street and contributing to the surrounding College Avenue corridor. Throughout the project, amenities are layered across multiple levels to encourage daily use without congestion. From collaborative study areas and fitness facilities to outdoor courtyards, The Jay is designed to meet students where they are throughout the day.

Where Student Life Comes Together  

At The Jay, interior spaces emphasize clarity, durability and comfort, with materials and layouts chosen to support everyday student life. The design draws from Southwestern and industrial influences rooted in College Station’s character, using layered materials, warm detailing and textured finishes to create spaces that feel authentic and lived in.

The ground floor welcomes residents with a double-height lobby that sets the tone for the building, serving as a central gathering point throughout the day. Just beyond, Daydreamer Coffee anchors the space alongside an integrated study environment, creating a seamless blend of productivity and social energy. Above, a dedicated study mezzanine overlooks the lower level, offering flexible spaces for individual focus and group collaboration while staying visually connected to the heart of the building.

Social spaces extend throughout the property, from relaxed indoor lounges to an outdoor courtyard made for gathering and downtime. The club room creates an easy setting for game days, casual evenings and time with friends. Just outside, the courtyard becomes an extension of the social experience, offering space to cool off, grill and come together for larger moments throughout the year, anchored by features that make it a natural hub for community events.

Upper levels shift the focus toward productivity and wellness. A coworking mezzanine and flexible meeting spaces support both individual focus and collaboration, while wellness amenities are thoughtfully integrated throughout the building. Fitness and recovery spaces, quieter outdoor areas and dedicated zones for mindfulness create opportunities to recharge and reset, culminating in an elevated retreat at the top of the building. 

Together, the community comes together as one cohesive experience, grounded in place and designed to support modern student life.
