Acquired by LV Collective in 2025, The Heights at College Station is a student-oriented cottage community offering spacious residences and a full suite of amenities. With 233 units and 797 beds, The Heights delivers a connected, comfortable living experience close to Texas A&M University and Blinn College campuses. The community offers room to spread out without feeling removed, pairing everyday convenience with features like a resort-style pool, 24-hour fitness center and dedicated study spaces that meet the needs of today’s student. Renovations are underway to be completed Summer 2026.
Background
College Station is home to more than 70,000 students across Texas A&M and Blinn College. As the student population continues to grow, much of the new housing in the area has leaned toward scale over experience. LV saw an opportunity to take a different approach.
In 2025, LV Collective acquired The Heights through an off-market transaction made possible by long-standing relationships, regional knowledge and a shared vision for what the community could become. Delivered in 2017, the 233-unit, 797-bed community serves Texas A&M students just over a mile south of campus, with direct access to the TAMU bus line. Its cottage-style design, full bed-to-bath parity and premium finishes give the property a residential feel that sets it apart from more conventional apartment offerings.
At the time of acquisition, the property was 99% occupied and fully released for the upcoming academic year, with 6.4% rent growth already on the books. LV plans to invest $4.2 million into a value-add program over the next four years, focusing on thoughtful upgrades that will enhance the resident experience while creating long-term value in one of the country’s largest university markets.
Reimagining Residential Design
The Heights marks a new direction for LV, one that embraces space, connection and a fresh take on what student living can look like.
Rather than a single vertical structure, The Heights is designed as a collection of individual homes arranged across the site. This layout creates a more grounded experience, where residents enjoy the comfort of a standalone space while still being part of a connected student community.
